With the development plan ‘Gründung inovativ’, the ILB supports entrepreneurs and their innovative buisiness ideas and innovative buisiness takeovers in the state of Brandenburg, on behalf of the department of work, social issues, health, women and family. The programs goal is it, to fund entrepeneurs, their innovative buisiness ideas and the growth of their buisinesses in the first three years of their formation. Miethelden GmbH also got financed by the European Regional Development Fund (ERDF), which subsidizes 75% of a new position, established at Miethelden GmbH by it’s means.

Miethelden are fighting against high rents all over Germany. On the website tenants have the oportunity to check if they’re paying too much rent in just a few easy steps. All you need to do is enter some basic data from your lease. If a tenant turns out to actually be paying too much, he will immidiatly receive an overview of what he could save. In the same course the tenant can assign Miethelden with the reduction of the rent. Miethelden perceives itself a modern law service provider and wants to help calming the housing market.

  • Is this service really cost-free?
    Yes. It doesn't matter whether we were able to successfully reduce your rent or not - we will never demand money from you! In the event of success, we will retain a part of the monthly savings made from the first contact with your landlord and a part of the proportionally reclaimed security deposit.

    No matter how long we fight to reduce your rent, our share of the total amount of reimbursement 40%.

    Your landlord will thus transfer the savings accumulated up to our agreement as well as your proportionally reclaimed deposit payment to us and will reduce your rent at the same time. You do not have to actively pay money to us at any time. We handle the entire payment process. After deducting our share, you will receive your share of the savings as well as the share of the deposit reclaimed from us and you will be able to enjoy the permanent reduction of your monthly rent immediately after completion of your order!

  • Could you illustrate the process of reducing my rent by an example?
    Here is an example:

    The Mayer family has concluded its rental agreement in Berlin after June 1, 2015 and pays a net rent of 500 €. According to the Berlin rent index, the usual local comparative rent for your apartment is only about 400 €. The Mayer family pays 100 € too much rent per month.

    After hiring Miethelden, we send a first letter to the landlord on behalf of the Mayer family and try to establish contact with them. We never assume that landlords act intentionally unlawful. Therefore, we always try to be cooperative and willing to compromise with your landlord. We are interested - just like you - in a quick and uncomplicated agreement. 

    Once the contact with the landlord has been established, we first of all supply him with all the arguments that speak in favour of the application of the rent control. At the same time, we also ask your landlord to communicate arguments that may speak against the use of the rent control. This is the most work-intensive phase in the processing of an order, which can occasionally take several weeks. This is because deadlines must be met and documents must be checked.

    Let's assume that it takes a total of 4 months until a successful agreement is reached and the rent is reduced by the landlord to the legally permissible 400 €. The Mayer family is now entitled to the rent paid in the last 4 months since we contacted the landlord - i. e. 4 x 100 € = 400 €. In addition, the Mayer family is entitled to the overpaid security deposit. With the reduction of the rent, the deposit is also reduced. The Mayer family is therefore entitled to a portion of the deposit (usually 3 x the monthly savings amount = in this example 3 x 100 € = 300 €) in addition to the savings of the last four months. Of a total of 700 €, we allow ourselves to retain 40% (plus 19% VAT on our performance fee) according to our commission model and transfer their share of the fee to their bank account. The Mayer family can then look forward to a one-off payment of around 370 € and an immediate monthly saving of €100, which corresponds to an annual saving of €1,200 - on a permanent basis!

    If you are successful, you will not only save the overpaid rent from the moment we contact you, but also permanently for the future!

    If we are unsuccessful, you pay nothing. Even if we had to take your case to court. You will NEVER be billed by us for anything!
  • How are my rental savings being calculated?
    After entering your postal code, basic rent, number of square meters and year of the construction of your building, our system calculates a provisional overview of your potential savings, using the data of the official rent index of your city. When checking your rent, we orient ourselves to the upper values ​​in the rent index. This means that we already assume a well-equipped apartment and, in the case of a positive test, it is therefore likely that the rent is actually too high.

    With this data we turn to your landlord. Your landlord then has the obligation to prove to us which structural measures or other issues led to the increased rent. We deliberately do not ask this information in the commissioning process, since the tenant usually can not know what actions the landlord is making.

    So from our point of view it is the landlords duty to tell us the reasons for the inflated rent. We do everything to ensure that you do not have to deal with such detailed questions.

    After we have received all the necessary information from your landlord, we check whether the calculated potential savings need to be adjusted again due to certain value-enhancing and impairing criteria. Once the final savings potential has been calculated, we will do our utmost to reduce your rent to the level set in the rent index.
  • Do I have to fear that my landlord will give me notice if I deny the rent?
    Even if we may not be able to successfully reduce your rent, your landlord cannot cancel your lease. We always point out: Landlords who demand an excessive rent from their tenants, in the worst case even make themselves liable to prosecution! We never assume that landlords deliberately set an excessively high rent. Nevertheless, it is your right to pay a fair rent. Finally, the law of the rent control has been designed to be applied. We want to help politely and professionally to reach an agreement that benefits both sides.
  • I live in a shared house. Can I use your services?
    Shared houses can use our services as well. However, only the principal tenant of the apartment can commission us.
  • Will I, in case of success, get a part of my deposit back as well?
    The reduction of your rent does not only affect the monthly rent, but also the rent deposit. The amount of the deposit is based on the net rent. If your rent is now successfully lowered, the landlord must of course also repay the portion of the deposit by which the deposit is reduced proportionally. Of this amount, we also receive a one-off payment of 40% in the event of success. But don't worry: you still don't have to actively pay us any money. We simply offset our share against the total amount of reimbursement due to you after a successful settlement and pay you the remaining amount as a one-off bonus.We handle the entire payment procedure, so you can sit back and relax.

    Why do Miethelden additionally take a part of the rent deposit that I am entitled to? We put a lot of energy and work into the processing of your order. By claiming 40% of the total one-off reimbursement amount (including the proportionate repayment of the deposit), we will be able to continue to fight against excessively high rents in Germany in the future. We consider this to be fair, as our clients can save small to very large amounts of money each month through our work in the event of success - on a permanent basis. For you as our customer, this creates a lasting added value, for which we spend months of time, money and energy.     Unfortunately, the legal requirements are not the same in all federal states. At the moment rent controll applies in Berlin, Brandenburg, Thüringen, Bayern, Baden-Württemberg, Bremen, Hessen, Niedersachsen, Rheinland-Pfalz, Nordrhein-Westfalen, Hamburg and Schleswig-Holstein. Rent control has not been introduced yet in: Mecklenburg-Vorpommern, Sachsen, Sachsen-Anhalt, Saarland. The cities and municipalities in these federal states are themselves responsible for creating a (qualified) rent index at which the average rental prices can be measured. We can not offer our service in cities without an existing (qualified) rent index. If, however, a qualified rent index is available in a German city, but an inquiry for this city is not yet possible on our side, we ask for your understanding that the integration of the data into our system will reqire a little more time.
