Miethelden GmbH is being funded by the investmentbank of the state of Brandenburg by means of the European Union. Investments into the development of the website (, as well as office equipment are being subsidized by the development plan ‘Gründung inovativ’ up to a rate of 100.000 €. With the development plan ‘Gründung inovativ’, the ILB supports entrepreneurs and their innovative buisiness ideas and innovative buisiness takeovers in the state of Brandenburg, on behalf of the department of work, social issues, health, women and family. The programs goal is it, to fund entrepeneurs, their innovative buisiness ideas and the growth of their buisinesses in the first three years of their formation. Miethelden GmbH also got financed by the European Regional Development Fund (ERDF), which subsidizes 75% of a new position, established at Miethelden GmbH by it’s means.

Miethelden are fighting against high rents all over Germany. On the website tenants have the oportunity to check if they’re paying too much rent in just a few easy steps. All you need to do is enter some basic data from your lease. If a tenant turns out to actually be paying too much, he will immidiatly receive an overview of what he could save. In the same course the tenant can assign Miethelden with the reduction of the rent. Miethelden perceives itself a modern law service provider and wants to help calming the housing market.

    Unfortunately, the legal requirements are not the same in all federal states. At the moment rent controll applies in Berlin, Brandenburg, Thüringen, Bayern, Baden-Württemberg, Bremen, Hessen, Niedersachsen, Rheinland-Pfalz, Nordrhein-Westfalen, Hamburg and Schleswig-Holstein. Rent control has not been introduced yet in: Mecklenburg-Vorpommern, Sachsen, Sachsen-Anhalt, Saarland. The cities and municipalities in these federal states are themselves responsible for creating a (qualified) rent index at which the average rental prices can be measured. We can not offer our service in cities without an existing (qualified) rent index. If, however, a qualified rent index is available in a German city, but an inquiry for this city is not yet possible on our side, we ask for your understanding that the integration of the data into our system will reqire a little more time.   • Could you illustrate the process of reducing my rent by an example?
    Here's an example: The Mayer family has completed its rental agreement in Berlin after June 1, 2015 and pays a basic rent of 500 €. According to the Berlin rent index, the local comparison rent for their flat is only around 400 €. Family Mayer therefore pays 100 € of rent too much each month. If we take action, the landlord will be send a letter by Miethelden on behalf of the Mayer family. We never assume that landlords are acting unlawfully on purpose. That is why we always try to approach your landlord cooperative and willing to compromise. We are - just as you - interested in a fast and uncomplicated agreement. Let's assume that it takes a total of 5 months until an agreement is reached and the rent is reduced by the landlord to the legally permissible 400 €. Family Mayer is now entitled to a reimbursement of 500 €, which in the last 5 months had been paid too much. From these 500 € we allow ourselves (according to our fee model) to withhold 40% and transfer the balance into the Meyer familys account. The Mayer family is now looking forward to a one-time bonus of 300 €, a monthly saving of 100 € and an annual saving of 1,200 € - permanently! Therefore, in the event of success, you will not only save the rent that has been paid too much from our first letter, but also permanently for the future! If we are not successful, you will pay nothing, even if we had to bring your case to court. We will never charge you for any services!
  • How are my rental savings being calculated?
    After entering your postal code, basic rent, number of square meters and year of the construction of your building, our system calculates a provisional overview of your potential savings, using the data of the official rent index of your city. When checking your rent, we orient ourselves to the upper values ​​in the rent index. This means that we already assume a well-equipped apartment and, in the case of a positive test, it is therefore likely that the rent is actually too high.

    With this data we turn to your landlord. Your landlord then has the obligation to prove to us which structural measures or other issues led to the increased rent. We deliberately do not ask this information in the commissioning process, since the tenant usually can not know what actions the landlord is making.

    So from our point of view it is the landlords duty to tell us the reasons for the inflated rent. We do everything to ensure that you do not have to deal with such detailed questions.

    After we have received all the necessary information from your landlord, we check whether the calculated potential savings need to be adjusted again due to certain value-enhancing and impairing criteria. Once the final savings potential has been calculated, we will do our utmost to reduce your rent to the level set in the rent index.
  • Do I have to fear that my landlord will give me notice if I deny the rent?
    Even if we can not successfully reduce your rent, your landlord will not be able to cancel your contract. We always need to point out: landlords who demand an inflated rent from their tenants will in the worst case even be punishable! Though we never assume that landlords intentionally set an excessive rent. Nevertheless, it is your right to pay a reasonable rent. We want to politely and professionally help to reach an agreement that benefits both sides.
  • I live in a shared house. Can I use your services?
    Shared houses can use our services as well. However, only the principal tenant of the apartment can commission us.
  • Will I, in case of success, get a part of my deposit back as well?
    The reduction of your rent does not only affect the monthly rent, but also the rental deposit. The amount of the deposit depends on the monthly rent. If your rent is now successfully reduced, the landlord must, of course, also pay back a part of the deposit correlating with the rent reduction. Of this amount, we also receive 40%, which is based on our fee model (plus 19% VAT). But do not worry, you do not have to pay any money to us. We simply calculate our share out of your total reimbursement and pay you the remaining amount as a one-off bonus.
